The calculator finds the maximum total monthly housing payment your income allows under a chosen debt-to-income (DTI) limit, subtracts your existing monthly debts, then solves for the home price whose EMI (plus taxes, insurance, and HOA) fits exactly within that budget, using the loan interest rate and tenure you enter.

Home affordability is calculated using a buyer’s net monthly income, down payment reserves, monthly debt obligations, and target debt-to-income (DTI) ratio. We compute the maximum monthly EMI allowed under your DTI limit, determine the maximum borrowable loan principal using the present value formula, and add your down payment savings.

The 28/36 rule is a financial guideline. It states that a household should spend a maximum of 28% of its gross monthly income on housing costs (principal, interest, taxes, insurance) and a maximum of 36% on total debt obligations (housing costs + student loans, credit cards, auto loans).

A larger down payment increases your total purchase budget directly rupee-for-rupee. It also decreases the required loan amount, which reduces your monthly interest costs and keeps your debt-to-income (DTI) ratio within safe boundaries.

Most commercial banks and mortgage lenders recommend a debt-to-income (DTI) ratio of 40% to 45% for a standard approval. Ratios above 50% are considered aggressive and may lead to loan rejection or higher interest rates.
