Built-Up Area x Quality Rate Formula

Total estimated cost is the built-up area per floor multiplied by the number of floors, then multiplied by a per-sq.ft. rate for the selected quality tier: Rs.1,500/sq.ft. for Basic/Budget, Rs.2,000/sq.ft. for Standard/Deluxe, and Rs.3,000/sq.ft. for Premium/Luxury construction.

Cost Component Breakdown and Material Estimates

The total cost is split into components such as labor (20%), cement and concrete (16%), structural steel (15%), sand and aggregate (10%), and finishing items like flooring, bricks, and paint making up the rest. Material quantities scale with total area: roughly 0.40 cement bags, 3.5 kg of steel, and 9 bricks per square foot.

Construction Cost Calculation Example

A G+1 house with 1,200 sq.ft. per floor across 2 floors has a total built-up area of 2,400 sq.ft. At Standard quality (Rs.2,000/sq.ft.), the estimated cost is 2,400 x Rs.2,000 = Rs.48,00,000, requiring about 960 cement bags, 8.4 metric tons of steel, and roughly 21,600 bricks.

Construction cost is calculated by multiplying total built-up area (in sq.ft.) by per sq.ft. construction rate. Standard rates range from ₹1,500/sq.ft. for Basic Quality to ₹2,000/sq.ft. for Deluxe and ₹3,000+/sq.ft. for Premium Luxury Quality.

For a 1,000 sq.ft. house: Cement required is approx. 400 bags. Steel (rebar) required is approx. 3.5 metric tons (3,500 kg). Bricks required is approx. 8,000 to 10,000 bricks.

Typically, raw materials (cement, steel, sand, bricks) account for 55% to 60% of total costs, labor charges account for 20% to 25%, and finishing items (tiles, plumbing, electrical, paint) account for 20%.

Adding floors increases total built-up area. While foundation costs are shared across floors, structural steel and concrete requirements for upper floors increase slightly to support column loads.
